Bicycles

Bicycles are not to be left or parked in common areas. However, free bike storage is located in the laundry area. You can apply for a space by completing the Bike Storage Agreement form and sending it to Greyfriars administration.

Owing to limited space, only bikes which have had a space allocated may use this facility. It is not to be used for any other form of storage. Please ensure that you have read, completed and submitted the Bike Storage Agreement form, as unallocated or abandoned bikes may be removed without notice.

E-Scooters cannot be accommodated due to the limited space available.

Owners are responsible for their bike’s security. Locks should be used, and the laundry door closed upon leaving. To ensure resident safety, do not ride your bike into or out of the storage facility

Gardens

The gardens and common areas at Greyfriars are open to all residents and their guests. Where an apartment is in close proximity to a common area, this does not entitle residents in those apartments to exclusive use. There is no booking system for use of common areas, but if you wish to invite guests for an outdoor gathering, you are obliged to discuss with residents in any apartments that are likely to be impacted by noise.

Please ensure the area is left clean and tidy and tools, toys or belongings are not left behind, so that all may enjoy the space.

Laundry

Greyfriars’ shared laundry facility is located on the ground floor at the rear of the west side of the property. Owing to noise considerations and the age of the complex’s plumbing, washing machines are not permitted in individual apartments.

There are three credit/EFTPOS card-operated washing machines and two dryers available for use that run on preset cycles. We recommend setting a timer or alarm to remind you to collect your laundry as soon as possible, so that other residents may use the machines.

Residents can dry their laundry on the lines in the facility. Remember to remove your laundry as soon as it’s dry, so that other residents may use the lines. Private drying racks may be used, though these must be removed once drying is complete owing to limited space.

The laundry is a common area for use of all residents. It should not be used to store personal items (including detergent), bags, unwanted furniture, or other cast off items. Regular cleanups are conducted, and unclaimed items will be donated to charity or disposed of accordingly. Book a hard rubbish collection via Glen Eira City Council’s website to get rid of unwanted items, rather than dumping them in the laundry.

Parking

Fifteen car spaces are available at Greyfriars, which are rented by shareholders in the complex. Owner-occupiers receive preference in securing a space – if you are a tenant and require use of a space, your landlord will need to make this request on your behalf.

To apply for a space, complete the Carpark Agreement form and send it to Greyfriars administration. If no spaces are available, you will be added to a waiting list.

‘On premises parking’ is not allowed for visitors/guests, or for two-wheeled vehicles (motorbikes and motorised scooters). On-street parking is available in compliance with local government regulations.

Parking for trades services is allocated in a signed area in the car park. This space is not available for guests, visitors or non-service purposes.

Signed drop-off parking is available for taxis, rideshares, pickups and dropoffs in the main driveway. Drivers are requested to ensure that the flow of traffic through the property is not obstructed when using this space. Under no circumstances should this area be used for overnight parking.

Rubbish and recycling

Rubbish bins are located in four locations on the grounds. They are taken out for collection on Tuesdays, and returned on Wednesdays by our caretaker. Recycling and organic waste is collected on alternate weeks. Rubbish is not to be left in the allocated spaces if the bins are awaiting collection.

General waste and landfill bins have a red lid, while recycling bins have yellow lids. Organic waste bins have green lids, and you can also secure a kitchen caddy for this purpose from Glen Eira City Council at no charge. Remember to dispose of your caddy contents in the appropriate organic waste bin.

Do not overfill bins, as this can cause odours and attract birds, possums and other other scavengers. Ensure all boxes and bulky items are flattened or pressed down, or use an alternative bin if available. Do not leave rubbish or items for recycling in the bin areas. If there is no room available, you will need to wait until after the next bin collection.

Hard rubbish (such as furniture, appliances or other large items) can be collected by Glen Eira City Council. You can arrange collection by calling 03 9524 3333 or booking online.

The Council will advise you when to place hard rubbish on the nature strip. Do not leave items on the strip for longer than one day, as any costs incurred for removal will be charged to the owner or resident responsible.

The Greyfriars swap library is located in the laundry. Please feel free to borrow from or contribute to our range of books, magazines, videos and games.
