Buying, selling and renting

Greyfriars uses the Company Share ownership model, rather than the usual Strata or Stratum model. This type of ownership has predominantly been replaced over time with strata title ownership, whereby purchasers become shareholders of the Greyfriars Pty Ltd company with rights to occupy an allocated unit. Greyfriars is historically significant as one of the first examples of this type of ownership in Melbourne.

As company title ownership is no longer as common, many conveyancers do not have experience with the legal procedures involved. Contact StrataOCM on 03 9015 7652 or via email for recommended conveyancers experienced with this ownership type.

If you are planning to buy or sell a Greyfriars property, the following must be taken into account:

  • When providing a Section 32 statement (also known as a Vendor’s Statement), the Greyfriars Constitution document and Common Rules document must be included.
  • No auctions are permitted on the grounds, and no rental or sales signs are to be erected. Removal and administrative costs will be passed on to the respective owner, and are expected to be paid before any sale is approved.
  • Unless a property has a garage, no parking is associated with any of the units. Spaces are rented off the company on a needs basis, and return to the rental pool in the event of a sale. More information on securing a space can be found in the Greyfriars Facilities section.

Maintenance and repairs

Greyfriars has a house plumber who deals with water supply issues and faults to common facilities, such as hot water services, common pipes and drainage. There is also a house electrician for faults with public lighting, electricity supply to the laundry, or other common areas. Should you encounter any issues, please contact Greyfriars administration or send a message to the Greyfriars Community WhatsApp group.

Internal electrical and plumbing issues are the responsibility of the resident. You may find recommendations for trades services from other residents in the WhatsApp group.

Moving in and moving out

Please notify Greyfriars administration regarding any changes of tenancy. The information provided in the ‘Buying, Selling and Renting’ section of this page will assist you in ensuring a smooth transition.

Vehicles used by removalists must be parked in areas that do not obstruct entry and exit from the property. Please ensure that any rubbish or refuse from your move is disposed of appropriately. Pets

We love our furry friends, and you are bound to encounter some of them while you live here. The Greyfriars Pet Policy provides a framework to maintain the comfort and safety of residents and their pets. If you are bringing a pet to Greyfriars or wish to adopt one while you live here, please complete the Policy and email to Greyfriars administration.

Renovations

Written application with a description of planned renovations must be submitted for approval 30 days prior to the commencement of any work. Refer to the Greyfriars Renovation Policy and Application for information on what is required and how to apply. The Acoustic Policy outlines requirements for replacing floor coverings.

If structural renovations are proposed, plans and an engineering report must be submitted. Greyfriars may seek further technical advice and guidance on applications, and any costs associated with the application will be met by the shareholder. The Board and Strata OCM are happy to discuss the particular needs of your renovation and advise on application requirements before submitting any application.

As renovations can be noisy and create potential impacts on the surrounding area, please advise your residents and neighbours of any intended works and their estimated duration.
